Dresden is not just an investment decision. It is a city where everyday life feels good. Because of the Elbe, the spaciousness, the short distances, and an urbanity that is not overwhelming.
Elbe meadows, cycle paths, views of the old town — anyone who has walked along the Elbe understands why people stay here.
Großer Garten, Waldpark, Elbhang — an unusual amount of greenery in direct residential areas for a city of this size.
There are state funding programs for owner-occupied condominiums — together with our financing partner, we will check which ones apply to you.
We provide non-binding advice and show you which districts and properties match your requirements.
VIAREALIS® is currently represented with specific properties in two Dresden districts — Striesen and Blasewitz, two of the city’s most sought-after residential areas.
Striesen is one of Dresden’s most popular family neighborhoods: green residential streets, Wilhelminian-style architecture, direct proximity to the Elbe, and excellent public transport links via tram lines 4, 10, and 12. The district combines quiet living with short distances to the city center. Transaction prices for existing buildings 2025: ø approx. €3,235 per m² (Source: Gutachterausschuss Dresden, GMB 2026).
Blasewitz is one of Dresden’s most exclusive residential locations: spacious villa architecture, the Waldpark on the Elbe, the famous Blue Wonder bridge in the immediate vicinity, and one of the quietest and greenest living atmospheres in the city. Transaction prices for new construction 2025: ø approx. €8,245 per m², existing buildings: ø approx. €2,965 per m² (Source: Gutachterausschuss Dresden, GMB 2026).

Purchase prices vary considerably depending on location, year of construction, and condition. According to the 2026 Property Market Report by the Dresden Expert Committee, average transaction prices in 2025 for existing apartments were around €2,705 per m² and for new apartments around €6,460 per m² of living space. In particularly sought-after locations like Blasewitz, average prices of around €8,245 per m² were achieved in the new construction segment. These values are guidelines — the actual purchase price depends on the micro-location, floor plan, fittings, and negotiation situation.
New apartments offer modern floor plans, low energy costs, and predictable purchase conditions — at higher entry prices. Existing apartments are often cheaper to buy, are located in established areas, and are available immediately. For investors, both segments differ in their tax treatment (depreciation). You can find a detailed comparison in the guide New Construction vs. Existing Property as a Capital Investment.
Both options make sense in Dresden for different reasons. Owner-occupiers benefit from quality of life, independence from the rental market, and state funding programs (e.g., KfW). Investors benefit from stable rental income, depreciation options, and the structural demand in the Dresden housing market — evidenced by population growth and falling vacancy rates. More on this: Buying and Renting Out a Condominium.
In addition to the purchase price, the following ancillary costs apply in Saxony:
Real estate transfer tax: 3.5% of the purchase price
Notary and land registry fees: approx. 1.5–2% of the purchase price
Brokerage commission: as per agreement
As a rule, you should calculate ancillary purchase costs of around 5–7% of the purchase price. These costs cannot be financed via standard KfW programs and must usually be covered by equity. For an individual calculation, we recommend a consultation with a financing advisor.
The best-known funding for owner-occupied condominiums is the KfW program for energy-efficient construction and renovation. Which programs are currently available, which energy standards are required, and the amount of funding change regularly. We recommend checking funding options individually and currently before making a purchase decision — together with a financing advisor.
VIAREALIS® is currently represented with properties in Striesen and Blasewitz — two of Dresden's most sought-after residential locations. Striesen is particularly suitable for families and owner-occupiers, while Blasewitz is one of the city's most exclusive locations. Other interesting districts include Neustadt, Strehlen, and Plauen — depending on your goals and budget.
Dresden is stabilizing after the interest rate years of 2022–2023 and is showing increasing transaction numbers again in 2025: around 5,080 purchase cases, +11% compared to the previous year. The number of initial sales of new apartments rose by around 75%. (Source: Expert Committee for Property Values Dresden, Property Market Report 2026.) Whether the purchase is specifically worth it for you depends on financing, location, and intended use.
